Frasers Property strengthens technology and science cluster with over 100,000 sq ft of lettings in FY2025

A growing science and technology cluster is shaping up at Winnersh Triangle in Reading, following over 100,000 sq ft of lettings to leading global technology, science and communications businesses during Frasers Property’s latest FY2025 financial year. Since Frasers Property took ownership of Winnersh Triangle in 2017, the business estate has seen a steady trajectory of growth across the science, technology and communications sectors, up 50% compared to FY2024.
The lettings in FY2025 included AHEAD, a global technology provider of enterprise IT and cloud solutions, for 53,000 sq ft of office and warehouse space at Building 310 to house the company’s data centre, IT support and office functions. Intuitive, a global technology leader in minimally invasive care and surgery, also opened its new facility at Building 710 in October 2025, having relocated from Oxford. The 21,000 sq ft facility serves as Intuitive’s new UK headquarters and is the largest robotic surgery training centre in the UK. Its opening was marked by a ribbon-cutting ceremony attended by Dr Zubir Ahmed, Health Innovation Minister and Kanishka Narayan, AI Minister, celebrating a major investment in innovation, skills and healthcare technology in the region.
The lettings highlight a growing trend among specialised companies for hybrid or ‘mid-tech’ spaces that enable the fusion of office, laboratory, production and customer-facing uses within a single building. Frasers Property is seeing this trend across its UK portfolio, and thanks to the flexibility of commercial space at Winnersh Triangle, 50% of buildings at Winnersh Triangle are now mixed-use, with occupiers increasingly seeking the benefits of adaptable environments.
To provide businesses with more flexible and bespoke workspace solutions, Frasers Property also introduced its first managed lease solution in the UK at Winnersh Triangle, delivered in partnership with MAPP RE-DEFINED. Forcepoint, a global leader in data-first cybersecurity, relocated from Thames Valley Park to a fully-fitted and furnished 6,000 sq ft space at Building 1020, supported by an all-inclusive model blending the security of a traditional lease with the convenience of a managed workspace.
Other new occupiers at the estate also included Boehringer Ingelheim, Riedel Communications and Loftware, totalling over 45,000 sq ft of office space. The asset’s high-quality amenities, excellent connectivity and an innovative and collaborative working environment were among reasons cited by the companies for choosing Winnersh Triangle, providing them with the flexibility to grow with the pace of modern businesses today.
Changing occupier expectations are shaping the future of workspace design, and with continued growth in demand for mid-tech space across the Oxford–Cambridge arc, Winnersh Triangle is well placed to meet this demand.
